Julie – Providing Property Styling Since 2000

I have gained extensive experience across various sectors, with my most fulfilling role being in furniture retail. It was during this time that I identified a market opportunity for furniture packages, prompting me to pursue this concept further. My first significant opportunity materialized with Ross North Homes, a leading building company, which sought to offer a basic furniture package as part of their marketing initiative targeting first-home buyers.

With a defined budget, I created a tailored package to meet their specifications. My responsibilities included meeting with buyers to discuss package options, assist in their selections, and ensure the final package was prepared for installation upon the buyers’ possession of their new home. Over a period of nine months, I successfully furnished approximately 50 homes, with the package proving to be an excellent marketing incentive.

As the apartment industry began to gain momentum, I recognized another opportunity to promote furniture packages. I engaged with property developers and real estate agents, all of whom were receptive to the concept, leading to significant business growth.

My offerings expanded to include fully furnished and equipped packages, with each tailored to fit within specific budgets. These packages included:

• Furniture for all rooms
• Kitchenware
• Bed linen and towels
• Decorative items and artwork
• Outdoor furniture
• Electrical appliances and white goods
• Delivery, installation, and waste removal

As demand for these comprehensive packages increased, I secured contracts for large-scale projects, including the full fit-out of 41 resort-style apartments in Margaret River, as well as smaller projects in Busselton and Bunbury. I was directly involved in the procurement and installation processes, overseeing each project from start to finish.

During the mining boom of 2013-2014, many investors who had purchased new apartments sought fully furnished properties to meet the high demand for rental accommodations, which were returning substantial rents. Developers also began focusing on new builds in the North West of Australia. I successfully secured several contracts and managed projects from Perth to remote locations, overseeing installation and ensuring the timely completion of each project.

Over this period, I furnished more than 150 properties across the North West.

In the years following the boom, a market oversupply of apartments and a general decline in property prices led my business to pivot into home staging and professional styling—an area that was a natural extension of my previous work. Having renovated several homes for resale, I developed a passion for staging and styling, witnessing firsthand the significant value it added to the sale price. This transition allowed me to leverage my skills in creating visually appealing and market-ready spaces, further expanding my business’s scope.
